Things to Keep In Mind When Embarking On Building Construction

When it comes to construction, homeowners tend to assume the process simply involves hiring a new home builder and purchasing materials for the structure. The truth of the matter though is that there are number of things that need to be in order, whether you are embarking on a new home building or constructing an additional story to your property. Here are some of the things you should keep in mind when embarking on building construction. 

Ensure you have building approval

Before any construction can take place on your property, you need to ensure you have received the go ahead from your local council. This is typically in the form of a building approval. Some homeowners take this building approval for granted, especially if they assume the construction is minimal such as engaging in extensions to their home. Nevertheless, it is always best to be on the safe side. Depending on the extent of the construction, you may require developmental approval from your local council. These council regulations and approvals are in place to ensure that your construction will be up to set building codes of your area. 

Ensure your tradies have licensing

Whether you are engaging in an owner-builder construction (which means you are the construction manager hiring the tradies) or if you choose to go with a new home builder, you need to ensure that the tradies are properly licensed. Some property owners tend to take this for granted and simply ask whether the tradies have licensing. However, it is not uncommon to find that some tradies may have forgotten to renew their licensing. If you happen to have any misunderstandings with tradies during this lapse in licensing, you do not have a guarantee of recouping any losses. As such, it is always best to ensure you are dealing with legally licensed tradies on your new home build. 

Ensure your tradies have insurance

Another important aspect to ensure before embarking on construction on your property is the insurance status of your tradies. In the event that a major accident is to occur on your site that leads to personal injury or property damage, insurance will take care of the bills associated with the accident. However, in the event that your tradies are not licensed, then the liability will fall onto you. It is therefore prudent to ensure that your tradies always have the proper licensing on their person and that they can provide the appropriate documentation as needed.
